At G. S. & S., we recognize the importance of working around your tenants when we are improving a property. We are professionals, highly sensitive to noise and disruption concerns, and we work around your schedule, even utilizing night and weekend work when necessary.
When working on the same floor, we seal off construction areas to prevent dust and noise from affecting your tenants. When working on a different floor, we are sensitive to those on adjacent floors and we minimize disruption at all points, ensuring very little impact on those working above or below the construction area.
Often when working with an existing structure, the extent of the renovation needs are not completely known until after walls and floors can be opened up, allowing examination of the infrastructure. When this is the case, it is critical to have a construction company that can properly react to needed updates and changes and provide the best, most efficient outcome.
Every project is different, and every client is individual. In any tenant improvements, the first thing G. S. & S. teams will do is assess the structural soundness of the building – including mechanical, electrical, and plumbing – and analyze the client’s plans for the space, deciding what must be updated and what can be reused after any demolition and renovation. We are expert and qualified in bringing buildings up to current codes – including public accommodations in line with the Americans With Disabilities Act – while maintaining structural and architectural integrity.
G. S. & S. also prioritizes communication – among clients, field staff, contractors, and suppliers. You will work with the same project coordinator from beginning to end; we do not hand clients off from contractor to contractor during your project.
